What does management actually cost?

8–10% of collected rent depending on property type and door count, plus a leasing fee when we place a new tenant. No markup on maintenance invoices, no fee on vacant months, and the full schedule is in the management agreement before you sign — not after.

How do you screen tenants?

Every adult applicant is screened the same way against written criteria we publish with the listing: credit, verified income (typically 3x rent), eviction history, and rental references. Screening is FCRA-compliant and applied uniformly under Fair Housing law — no exceptions, including for owners who ask.

What happens when something breaks at 2am?

Tenants call our 24/7 maintenance line, not you. True emergencies get dispatched immediately; everything else is triaged next morning. Work over your pre-set approval limit — most owners choose $350 — waits for your OK unless delay would cause damage.

How fast can you lease my property?

Our portfolio has averaged about 21 days on market, and that’s the honest number — a typical result, not a guarantee. Pricing right and prepping well matter more than any promise; we’ll tell you exactly what your unit needs to hit that window.

What if a tenant stops paying?

We follow Idaho’s notice process to the day, communicate in writing, and resolve most delinquencies without court. When eviction is unavoidable, an Idaho landlord-tenant attorney runs the filing and we manage the turnover — you’re informed at every step and never in the middle.
