Sell-Side Marketing
Every listing gets professional photography, cinematic video, staging consultation, and targeted digital campaigns — the launch treatment, not a yard sign and a prayer.
Professional photography, cinematic video, staging, and a pricing strategy built on real comparable data — the full marketing engine our sellers get on day one. Buying? The same team works just as hard on your side of the table.
Alta Vista was founded in 2015 on an observation: most homes aren’t marketed — they’re uploaded. So we built a boutique team around an in-house marketing engine: professional photographers, a videographer, a staging partner, and targeted digital campaigns that put listings in front of the right buyers instead of waiting for them to scroll past.
Eleven years and 650+ closings later, that’s still the model — a handful of agents, every one of them full-time and licensed, doing fewer transactions with more attention. Typical results vary with market conditions, and anyone who promises you a sale price or a closing date is guessing. We’ll show you the data instead.
Every listing gets professional photography, cinematic video, staging consultation, and targeted digital campaigns — the launch treatment, not a yard sign and a prayer.
We price from live comparable data — recent solds, active competition, and absorption rates — and walk you through the numbers so the list price is a strategy, not a guess.
Dedicated buyer agents who preview homes, flag inspection red-flags early, and negotiate terms — not just price — from offer to keys.
Moving to the Valley — or out of it? Video tours, neighborhood shortlists, school and commute breakdowns, and coordination with your employer’s relocation program.
Builder contracts read differently. We represent you at the design center and through construction walkthroughs — at no cost to you, since the builder pays our fee.
Rental-market data, cash-flow snapshots, and plain-English 1031 exchange education for investors — informational guidance, with your CPA and attorney making the tax calls.
We tour your home (or your wish list), walk through the comparable data together, and agree on a pricing and timing strategy that fits your goals.
Staging consult, professional photo and video shoot, and a pre-launch punch list of high-return touch-ups — we coordinate the vendors.
Your listing launches across MLS and targeted digital campaigns. Every offer arrives summarized side-by-side with our read on terms, financing strength, and risk.
Inspections, appraisal, and title milestones tracked and translated into plain English — you always know what’s next and who’s doing it.
“The video tour of our McCormick Ranch home looked like a resort ad. We had three offers the first weekend, and Alta Vista’s side-by-side breakdown made the strongest one obvious — it wasn’t the highest number.”
“Relocating from Chicago with two weeks of runway. Our agent video-toured eleven homes, flagged a foundation issue we’d never have caught, and negotiated the builder upgrade credits on the one we chose.”
“As a first-time investor I expected a hard sell. Instead I got rent comps, a cash-flow spreadsheet, and an honest “this one doesn’t pencil.” Bought the second property they showed me — and they told me to run the 1031 details past my CPA first.”
Commissions are negotiable and not set by law. Total commissions in our market have typically ranged around 5–6% of the sale price, often split with the buyer’s agent — but every listing agreement is negotiated individually, and we’ll put every number in writing before you sign anything.
No honest agent can guarantee a timeline. Our 2025 listings had a median of 21 days on market, but typical results vary with price point, condition, and season. We’ll show you the current absorption data for your neighborhood so your expectations are set by evidence, not optimism.
With a comparative market analysis: recent nearby solds, active competition, and pending sales, adjusted for condition and upgrades. You see every comp we used. The market sets the value — our job is to read it accurately and position you inside it.
No. Conventional loans go as low as 3–5% down, FHA 3.5%, and VA and USDA can be 0% for eligible buyers. Below 20% you’ll usually pay mortgage insurance, which we’ll factor into your monthly math. We’ll connect you with lenders who can lay out your real options.
We handle the real estate side — identifying replacement properties and hitting the exchange timelines — and we can explain the basics in plain English. The tax rules themselves are strict and personal to your situation, so a qualified intermediary and your CPA make those calls. We coordinate with both.
Tell us about your home or your search, and we’ll come back within one business day with comparable data and a candid read — no pressure, no lock-in. Equal Housing Opportunity.
